Costa Rica Condos Run the Gamut

Buying or renting one of the Costa Rica condos might be the right lifestyle for you if you eschew maintaining a lawn, spending weekends working on upkeep, or don’t want to commit to a large down payment for a conventional home.   Although you do not own the land beneath it like a house or townhouse, despite being required to contribute to the general upkeep of the common areas by paying a Home Owners Association (HOA) fee, this type of ownership has advantages.


What is a Homeowner's Association?  When a person purchases a condo he or she becomes a member by default.  Usually a board of community members, fellow property owners elected to their positions, oversees the association and its bylaws, rules, and regulations. The association maintains all common areas with a master fund collected with monthly dues. These fees, which must be paid in a timely manner, can be raised from time to time as outlined by the bylaws.


Condos are unit-based home purchases. One unit will exist within a group of connected condos. Owners who buy one of the Costa Rica condos may pay individual property taxes separately unless they are included in the dues but taxes in Costa Rica are very reasonable.


Why buy one of the Costa Rica condos?  Firstly, just like condos anywhere, less commitment for upkeep is required and the requirements are usually outlined in the HOA covenant.  Secondly being part of a planned community with security and shared amenities such as swimming pools, tennis courts, recreational, barbecue and picnic areas, a fitness center, and meeting rooms that may be rented for parties or perhaps for overnight guests, creates a vacation atmosphere.   Some communities even contain conveniences like grocery stores, drycleaners, and restaurants.


Ownership of a condo in one way parallels a conventional home because the purchaser finances it or pays cash and owns the title.
